In the heart of Dormagen, a new residential quarter is taking shape on Street "Am Schwimmbad" in Nievenheim. This innovative construction project, spanning over 3,794 square meters, will result in the creation of 47 new apartments, setting a high standard for energy efficiency and sustainability.

The project, developed by WORADO housing development company and executed by Pellikaan construction company from Ratingen, is a testament to modern, eco-friendly living. The apartments will be spread across five buildings, each featuring green roofs, a photovoltaic system with a total capacity of around 100 kilowatt-peak and battery storage, all aimed at reducing the carbon footprint.

The district is also setting new standards in terms of energy efficiency, with all buildings being heated via air-water heat pumps with underfloor heating. This innovative heating system is designed to minimise energy consumption and contribute to a greener environment.

The first three buildings of the new residential quarter are scheduled for occupancy in October 2025, while houses four and five are expected to be ready in January 2026. The apartments offer a diverse mix of two-, three-, and four-room units, all barrier-free and accessible via spacious elevator facilities.

The outdoor areas of the new residential district include green spaces, a playground, and 40 parking spaces, which are prepared for electric mobility. The apartments will be rented to citizens with Wohnberechtigungsschein A (WBS-A) and Wohnberechtigungsschein B (WBS-B), with rental prices set at 6.65 euros per square meter for WBS-A recipients and 7.55 euros per square meter for WBS-B recipients.

Despite a brief construction delay and temporary halt due to the insolvency of the originally commissioned main contractor IMTI-Enterprise GmbH, the project has successfully continued with Pellikaan Construction. The apartments in the first three buildings are already fully rented, and marketing of the units in houses four and five will commence shortly.

Despite extensive research, the developer of the sustainably designed residential quarter in Nievenheim, consisting of 47 subsidized housing units and built on the site of the former swimming pool, remains unidentified in the provided search results.
