London boutique rental property showcases the European-style courtyard way of life.

In the heart of London's leafy St John's Wood neighbourhood, Wendover's latest project, 20 Newcourt Street, is redefining the concept of rental living. This boutique residential development, formerly a historic police station, is being converted into nine one-, two-, and three-bedroom apartments, blending old and new architecture in a harmonious blend of history and modernity.

The design philosophy behind 20 Newcourt Street is one of contemporary warmth and minimalism, with the apartments arranged around a cobblestone courtyard that creates a private yet convivial atmosphere reminiscent of continental European urban arrangements.

Key design elements include the thoughtful restoration of the Victorian civic building, combined with a new-built extension. The interiors reference the building’s historical character through a considered palette incorporating brick and plastered surfaces, neutral colours, solid oak flooring, off-white lacquered joinery, tactile terrazzo worktops, ribbed glass, and glazed off-white tiles, resulting in textured, restrained elegance.

Natural light and spatial quality are prioritized, with large openings maximizing both. The residential layout organizes homes around the elegant cobblestone courtyard, many with generous private outdoor areas, and all with access to landscaped communal spaces that foster a small community feeling.

Amenities and communal facilities are plentiful, with external areas featuring elegant landscaping, a bike park, and a pavilion amenity space for resident activities such as yoga or private events. The ground floor also includes an atelier space, enhancing the use mix within the development.

The project, led by Wendover Studio, boasts the support of heritage and planning advisors Turley and contractor Morgan Rae. Lara Ajlouny, director of Wendover's development arm, stated that the project is a thoughtful restoration of a neighbourhood building, aiming to show that rental homes can be designed thoughtfully and well-crafted, providing personal and considered spaces built to last.

Located in one of London’s most desirable areas with excellent transport links, 20 Newcourt Street is Wendover’s first rental concept, emphasizing lifestyle quality through both location and architectural care. Overall, this development merges historical architectural character with contemporary minimalist design and a strong focus on community, light, and material quality in a prime London location.
