Eco-friendly housing development in Nievenheim: Construction of 47 subsidized residences on the old swimming pool site
The city of Bergheim in Dormagen is set to welcome a new residential quarter, located on the street 'Am Schwimmbad' in Nievenheim. The construction project, developed by WORADO Wohnungsbaugesellschaft and built by Pellikaan Bauunternehmung from Ratingen, will create 47 new apartments.
The apartments will be spread across five buildings and will offer a diverse mix of two-, three-, and four-room units. All units are barrier-free and accessible via spacious elevator facilities, catering to the needs of all residents.
The rental prices for the apartments will range from 6.65 to 7.55 euros per square meter, making them affordable for citizens with a Wohnberechtigungsschein A (WBS-A) and a WBS-B. The first three buildings are already fully rented, while marketing of the units in houses four and five will begin shortly.
The project sets standards in energy efficiency. All buildings will be heated via air-water heat pumps with floor heating, contributing to a sustainable living environment. Additionally, a photovoltaic system with a total capacity of around 100 kilowatt peak and battery storage, green roofs, and an ecological solid wood construction method using modular wooden elements are part of the project.
Rainwater is retained on-site in the new residential quarter as a contribution to sustainable urban development. The outdoor areas of the new residential quarter will include green spaces, a playground, and 40 parking spaces, which are already prepared for electric mobility.
Despite a construction delay and a temporary halt due to the insolvency of the originally contracted main contractor, the project was successfully continued with Pellikaan Bauunternehmung. The completion of the project is phased, with houses one to three expected to be ready for occupancy in October 2025, and houses four and five in January 2026.
This new residential quarter is not just a place to live, but a commitment to sustainability and energy efficiency. It's a step forward in creating a greener, more efficient, and inclusive living environment for all.
