Affordable housing development in Tegel: church, land, and building collaboration
In the heart of Berlin-Tegel, a new residential project is underway, with the goal of providing affordable housing for students and trainees by 2027. The project, a collaboration between GESOBAU, Ten Brinke, and the Kirchenkreis Reinickendorf, is set to create 324 living spaces.
The district Mayor of Reinickendorf, Emine Demirbüken-Wegner, highlighted the need for this project, stating that young people at the beginning of their careers often have limited financial means and are therefore particularly in need of affordable housing.
The property at Sterkrader Straße 47, belonging to the Evangelical Church Tegel-Borsigwalde, will be granted to GESOBAU in the form of an hereditary building right. The new building, designed to meet high requirements for sustainability and energy efficiency, will feature several air-source heat pumps with combined storage systems for sustainable heat supply.
The project aligns with GESOBAU's mission to provide affordable housing, particularly for young people, as location and rent can significantly influence a successful start to studies or a career. The planned seven-story building with two setback stories and a green flat roof will have a gross floor area of around 9,300 square meters.
Apartment sizes will range from 22 to 110 square meters, with around two-thirds being one-room apartments and the rest shared apartments with three to five rooms. The project will aim to provide a segment that is particularly scarce on the Berlin housing market.
The new residential complex will not only offer affordable housing but will also cater to the needs of its young residents. A playground in the northern part of the property is part of the plan, further enhancing the complex for its young residents.
Berlin's Senator for Urban Development, Christian Gaebler, emphasized the importance of creating housing for students and apprentices. The project, praised as an example of successful cooperation between politics, the church, and the construction industry, is expected to be completed by spring 2027.
Located in the Tegel district, the new residential complex will offer its residents the benefits of the Tegeler See and Tegeler Forest, providing a high quality of life and diverse leisure opportunities. The project, with its focus on sustainability and affordability, is poised to make a significant impact on the lives of young Berliners.
